buying a house/flat?

wondering if anyone had any suggestions on how much of a deposit/how much you earn/how good your credit has to be to get a mortgage for a two bedroom house for around £150-170,000.00 in essex ?

well you can usually borrow 3/4 times your annual wages. i think our total income when we first brought was about £26k but suprisingly we could just afford £115k flat.

No, i had a perfect credit and my OH had 1 bad mark. So as long as you dont have too many issues you should be ok. I think if we had a deposit though we probably could have afforded more. But we didn't have one so that was a 100% mortgage.

when we got are house we had a £25,000 deposit and the bank would give ue 3 x my OH income and 1 year of mine.

I work for a building society....we use 3 times main income plus 1 times second income.....but everywhere varies and it can depend on what percentage of the property value you are borrowing.As for credit...as long as you have no County Court Judgements you should be ok. Most places will not lend any more than 95% of the property value, and some will aslo pay your legal costs and Valuation fees as part of the package.
Best advice is to shop around and don't get tied in to anything for too long as these days it does pay to swap your mortgage around regularly to take advantage of discounts

well me and my partners joint income is around 20k and we were able to get a 150k mortgage.
the first mortgage advisor we spoke to said we could only get 70k. then we were told 100k. and then eventually 150k. so we bought a 135k house and put an extra 10k on it to pay off debts etc.
we got a 110% mortgage so didnt put down a deposit and we were allowed to borrow the extra to pay off loans and for furniture etc.

WOW! we were told 90k then 100k then refused the 110k, then funnily enough allowed to borrow the 115k???
