You can get a copy of your deeds from your local council planning department. Anybody can get a copy of anybody's deeds too, so you might actually be able to get a copy of the deeds of said piece of land next to you too, just to be nosey of course! There might be a small charge, but I know you can get a copy coz I got loads of copies over the years of our deeds.

The piece of land behind me I could have bought for £2K many years ago, but we didn't want more land we've got too much as it is (ok now that it's properly landscaped, but it wasn't back then)and then over the years it crept up and then eventually sold for £10K to the person who then got planning on it, and lo and behold it jumped in price to £100K and was sold on! If you've got a chance of buying it without any planning yet, then buy it, not only to keep your own privacy but for a future investment too!

You should be able to get your deeds off the Land Registry site for the princely sum of 3 quid!

You should speak to your local planning office, they are extremely helpful and will tell you what the chances of planning being granted on designated open space, the more of you that get involved the better, involve your local councillor too if you can.

If you haven't already, then you must get a copy of your deeds from the local planning office and check out your OWN covenants. Somehow I don't like the sounds of that bit where they say "... and the controlling covenants of the existing houses" You will also be able to see whether you are liable to put a fence up on that side of your own property too. Don't really know what else you could do accept put in an offer, or go to the auction mob handed and buy it together? I'm sure it will go for much, much more than that, because some developers are bosom buddies with some influencial members of the council, i.e. they could already KNOW whether planning would be granted and for what, whereas YOU don't!
