House extension help

What would be the first steps in for a house extension - do you go to the council first for planning permission, get an architect, or maybe a builder who draws plans.

Got a good idea of what I want but no idea where or what to do first? please HELP!!!!!!!!!!

You will need some sort of plans to submit your planning application, the council will want to know what they are approving your neighbours may want to look at what you propose as they may be able to object.
Architect may be a bit OTT, (depends how big/complex it is) some building firms specialise and can sort out the whole planning process as well, may be a tad more expensive but less hassle.
Why not ask around people in the neighbourhood who have had similar work done, for their opinions/recommendations?

Thats the point can't see anyone who has had the same done already . Buut I may well be copied
May talk to the council first and see what "permision" I need then take it from there sure their people will be helpful and guide me in the right direction.

Ta though all help appreciated very much.

You don't necessarily need planning permission to do anything to your house Kazz, as you can extend up to 15% of the building's footprint. However, what you DO need to do is to get Building Regs involved, who will check up at different stages of the work you have done. Your builders will know all about this. It will cost you too, ours was in the region of £300 for building regs. There's a form to fill in, which you can get from the Council. Hope that helps?!

Kazz just seen your post and checked with my oh who is a builder. He said yep 15% of buildings total volume OR 70 cubic metres - choose which ever is the greater.

Local building and planning control will be happy to advise you.

Drawings first, then everyone will be pricing for the same work, plus you get a fair quote then.

Choose a recommended builder also.....
