When choosing a house...

Would you rather go for a smaller house in a better area?

Found a house I really like (a couple of months too early but oh well ) and the house itself is really nice but quite small - smaller than I would ideally like... but I am in love with the area!

Hi Kammi it's the area for me every time. I have never really liked this house but the moment I saw its setting I was won over
It is a child/dog friendly house on a no through road which goes into the fields.

I have been here 30 years now and have looked at many better houses over the years but none in my price range has been able to match the setting.

Area everytime.

I had a nice house of good size but in a terrible area and spent years unhappy and depressed. I now have a smaller house but in an amazing area and I couldn't be more happy or content.

In answer to your question. YES ... every time. And you'll be glad you did. Especially if you want to sell it later on.

Area always

I had a lovely house before but hated where it was.
I sometimes moan about about our house but now kids have grown up/ growing up its a brill size and the only complaint I have is there is no access to the back from the front of the house. But we live near a field and great walks, the very reason we got our Rosie

I'd say it depends, I would never choose a rough area but nor would I buy a small house. I don't live in the so called best square mile but I live in a good neighbourhood where you get more house for your money and they're not all crammed in on top of each other. I buy a house for me not to sell on and make a profit from. I don't care where the schools are my kids are grown and I drove them to school anyway. I don't care where the station is, I don't use trains and therefore don't get all the commuters parking outside either. Buy the house for you as you're the one who's going to live in it and don't be swayed by décor, If the current owners have done it up so could you.

Take a tip from the estate agents bible 'Location, Location, Location'

That's the only thing that really dictates house prices.

You can always extend, or put a conservatory on , or convert the loft, there's plenty of ways of getting a bit more space if you need to, but get yourself moved in and only then will you know if it's really 'too small'
