exstention help

We are going to have a small lower exstention to our house but seem to have a problem with the waste pipes being in the way, will find out today if they can be repositioned. also have been told to sort out the deads with next door as our footings will go onto there side you have to do this to keep the wall in line apparently. we get on realy well with our neighbours and they dont have a problem with it. has anyone else got exstention to their house that runs alongside there neighbours fence/garden.

Yep-building foundations come out about 8" further than the line of brickwork.Just make sure its alright with your neighbours before digging up their path or patio etc.With regards to your waste pipes-how are they in the way???

Thanks for that steve, so you dont think we have to go to the extream of getting solicitors to put in on deads and things then. as for the pipes they are were the footings are gunna be there are 2 foul pipes as the neighbours is in the way to and a storm pipe, all these pipes lead off into the garden but we cannot find a manhole for them only the rodding eye which is where the footings will be. Things are never straight forward.

our friend couldnt come yesterday so he is coming today hopefully he will say they can be moved and give us a price for doing this and the footings, my husbands brother was going to do the footings but i am fed up with waiting for him.

my mum had plans done for an extension too and her waste pipes where in the way and it was gunna cost a fortune to get them moved so she has put her extension plans on hold, there are ways of getting round things and steve knows his stuff, he will tell ya just about anything ya need to know

Its always best to get a solicitor involved incase of any dispute which may rear its ugly head.Because you need to dig up a small section of your neighbours garden-any damage will have to be corrected afterwards and to get an agreement in writing (courtesey of solicitor) beforehand is the way forward.

Do you mean 'storm pipes' as in the downpipe from roof gutter? If so,there will be a 4" pipe running underground from the downpipe into your garden.The rainwater then drain into a sump (or sometimes called a soak away) which is essentially a big hole full of broken bricks then filled over with soil and the rainwater harmlessly drains away into the subsoil.By law-rainwater from your roof is not allowed to go into the sewer and the sump has to atleast 3mtrs from building.If this has to be moved-its very easy!

Very often,when people extend their property-they find the rainwater pipe goes straight through the new foundations on its route to sump,but its very easy to fix.Once the foundations are dug,leave the exposed 4" underground pipe in place and put a paving slab eitherside of pipe.Shovel peagravel around the pipe between the slab and place another slab on top.The gravel is there to absorb any movement the new concrete foundations may place upon it.Once the foundations are dug,the council will want to inspect them before concrete is pumped in to see if they are deep enough and he can also advise you on the rainwater pipe.Its a bit tricky to explain things here-so ask the council bloke when he comes!
