Oh, she finally responded to a text message! She sent a friend here to collect her Christmas present!

I hope it spoils her Christmas! When building work is done with a grant, there's always 10% or so for the grantee to pay. Off his own bat, he has written to the Council, telling them not to bill me for it. No doubt I'll have to pay (she has no money) but I'll have my name on the title deed as well - no way is the old boot going to do this to me again! She has forgotten one important fact - I HAVE RIGHTS TOO!

Solicitor has emailed me a copy of Mrs.S' "Christmas card", which will, I think, spoil her Festivities! The last line confirms that she will be served "in early course". She won't get it in time for Christmas, but it will b--g-r up her New Year.........
