Yes, thereabouts. Each tile plus grout wold be about 0.2m by 0.2 m. Take 25 and you have a 5x5 square. Five times 0.2 m is one metre.

So offers on all. Last one £20,000 above I mentioned to our agent as i had been trawling rightmove after taking Chris's advice and found this one three different agents one our own all been reduced and been on the market a long time. Agent said view put in offer as they have had very little interest. Why is it taking me to find these things out especially from our agent. If these are of no interest then that's it I think pull the plug. Sick to the back teeth of it now and the rubbish they seem to think we will accept. (All agents).
politely put phone down on agent from yesterday who said no one will accept £20,000 under so i said what even if they have been on the market for a year or almost. Mind you they are the agent Paul and Beth had issues with and also my friend in Essex.

Forgot to say might not be able to find a new home but have won a tenner on postcode lottery.
The third one is in a cal de sac and has a garage, drawback night storage heater so no central heating( and that could be used as a lever to get the price down)
