House Valuations/Tips needed

We have the house valuer/estate agent coming on Wednesday afternoon ( at last - yippeeeee)
any last minute tips to make the house seem more appealing etc ?
Other than dumping everything and hiding the dogd for an hour or two ?
Yes I'll hide all the empty wine bottles, hide all the dog toys, stay off the pc but what else ?

clarence we just brought some nice fresh flowers for the main rooms and got the kids to go out

oh and some nice smelling pot porri(sp)in your toilets and bathrooms(makes the room smell lovely)

apart from the obvious (such as make sure the house is clean and tidy and not 'dog' smelly!). You are aiming to sell a 'lifestyle' so try to make out that you have a 'fab' lifestyle thro accessories etc. Flowers are a brilliant idea they really do make a difference! Make the house as unpersonal as possible (i.e. take down photos!) shall I find the estate agent pictures of our old house to give u an idea?

clarence when we came to view the house we just brought the son(who is also 17)had loads of girlie pics up and it was soooo funny when his dad opened the door to show us the room

Do the usual..clear all clutter, flowers in some rooms, a visible shopping list (say on a blackboard etc) with items such as Puy Lentils, Asparagus..etc on it.

All windows open (unless it's really hot) is often viewed with suspicion.

Clean car on driveway, if you have one (driveway)

I always liked to show people round my house rather than Estate Agents... then I would say to them to feel free to have a look round by themselves, I 'd stay downstairs, or sit in the garden...ie, I had nothing to hide...

Remember not to have people viewing at busy times, rush hour if u live on a main road, near a school at the time kids are collected...when you know the high speed train will scream past the end of your garden!!

It is all about creating an illusion...

We used to put fresh ground coffee on about 30 minutes before they were due to arrive so the smell wasn't too overpowering.

Fresh flowers in the livingroom and a nice lace tablecloth over the tv is also a good idea.
